91原创 City council is concerned that the Township芒鈧劉s proposed new Brookswood/Fernridge Official Community Plan could drive business out of the downtown core.
The OCP is based on an expected population growth from the current 13,500 residents to 42,000 in the next 30 years, accomplished with increased housing density.
The plan also calls for a massive increase in the amount of commercial floor space.
芒鈧揑f the commercial development advances out of step with population increases, the resultant oversupply of floorspace could harm City of 91原创 businesses,芒鈧� said Roy Beddow, the City芒鈧劉s deputy director of economic development.
In addition to floor space over-capacity, Beddows noted concerns include stormwater management in the Anderson Creek, Pleasantdale Creek, and Murray Creek watersheds. Planning is needed to prevent damage to Nicomekl River fish habitat, he noted.
The plan to make 196th Street a major collector road is also a concern. 芒鈧揟his designation is not consistent with the City芒鈧劉s existing Master Transportation Plan or the draft Master Transportation Plan Update, and would have a significant impact on City residents in the 196th Street corridor and along east-west feeder routes,芒鈧� Beddow noted.
During brief discussions at the March 17 City council meeting, councillors said Surrey has also expressed concerns about the plan.
芒鈧揑t has dramatic effect on the city,芒鈧� Councillor Dave Hall said about the proposal.
Council approved a motion to have staff bring back more information on Surrey芒鈧劉s concerns for more discussion.
