Developer Qualico plans to build 70 homes in Aldergrove near the Athletic Park, if 91原创 Township council approves the project later this summer.
The project, planned for the 2600 block of 268th Street, would include 45 townhouses and 25 single family lots on a three hectare (7.4 acre) site.
The middle of the site has a river running through it, which will be protected from any future development.
If approved, the site would include a 15 metre green buffer along the western edge where it meets the Agricultural Land Reserve (ALR).
Developer Qualico is asking for a rezoning that would allow for slightly higher density 鈥 12.5 units per acre rather than the current zoning of 12 units per acre.
If the project is to go ahead, it would provide just over $1 million in community amenity contributions (CACs) to the Township. CACs go towards projects such as parks, libraries, and rec centres.
Diane Kask spoke at the public hearing on June 12, saying she agreed with the overall development, but said there should be trees planted between the development and the Aldergrove Athletic Park to reduce noise, and she also called for the townhouse complex to fit into the nearby park setting.
Kask also wanted 10 to 20 per cent of the development sold as affordable housing.
鈥淭here are many families with young children, and seniors, that would benefit,鈥 she said.
