A development permit has been issued by Township of 91原创 council to begin a massive expansion of Willowbrook Shopping Centre.
The project, intended to modernize the design of the mall at 19705 Fraser Hwy., will see a 210,000 square-foot expansion on the north side with 15 new buildings and an underground parkade.
This will include demolishing 78,035 square feet of existing retail space where Toys R Us and Sport Check used to be located.
The applicant, Dialog Design, has proposed to have restaurants or architectural detailing and landscaping fronting Willowbrook Drive, and a plaza with patios, a water feature, art and informal seating, fronting Willowbrook Drive between 197 and 198 Streets. This plaza will be connected to the existing mall by a glass covered pedestrian corridor.
South of the plaza will be a retail street and pedestrian oriented shopping area, complete with seating, play equipment, landscaping and art.
According to Dialog Design, 鈥渢he architectural expression is one of warmth, welcome and place identification. The west coast style with its dominant roof lines, large expanses of glass, and natural materials fits comfortably into the 91原创 environment and natural surroundings.
鈥淟arge canopies and overhangs protect from the rain offering the visitor a comfortable environment to experience. The warmth of the wood and strategically applied illumination creates a sense of comfort, intimacy and animation.鈥
Dialog Design also requested a variance on parking from five stalls per 1,000 square feet of gross leasable area (2,910 stalls), to 4.25 stalls (2,474 stalls). They have committed to providing 2,631 spaces.
A further condition was added by council on Dec. 11 to have the applicant provide future car sharing spaces in the design as well.
